Dear Taxpayers of Vinton County,
As your County Auditor, I want to inform you about the near completion of our triennial update, a mandatory evaluation based on property sales over the past three years. This adjustment must reflect current market conditions. The acceptable ratio for the Ohio Department of Taxation is 90% -110% of the market value based on the past three years' sales.
Due to rising real estate prices over this period, reaching the minimum threshold of 90% will result in an average property value increase of 30%. Our tentative values were approved after the sixth submission, and our final values were approved this morning.
Once we receive the tax rates from the Ohio Department of Taxation, we will complete our tax calculations and release that information on our website. Your taxes will be less than your value increase due to HB 920. Some levies will increase, while others will roll back. The actual tax rates will arrive from the Ohio Department of Taxation soon.
Estimating Your 2024 Tax Bill (Received in 2025)
To estimate your 2024 tax bill, which you will receive in 2025, add 20%-25% on average to the amount of taxes you paid last year. Please note, if you own large quantities of land that do not qualify for CAUV, you will experience a higher increase because our land values were grossly undervalued for today's market. Additionally, if you built a new structure or made improvements to your property, you will see an additional increase, if we have not listed the improvement on previous years. .
